Financial Leasing

2. Leasing Business
Financial leasing is a type of lease in which a lessor purchases assets according to a lessee’s choice for assets and suppliers and leases the assets to the lessee for the long and mid-term; the lessee pays the lessor rent by stages; the ownership of the assets belongs to the lessor during the lease; and the lessee has the right to use the assets. The financing leasing is divided into two trading modes which are direct leasing and leaseback.

A. Leaseback
Leaseback is a financial leasing mode in which a lessee sells an asset to a lessor, signs a financial leasing agreement with the lessor and then leases the asset back.
It can make good use of existing fixed assets, obtain capital without entrusted payment. It can be used for the supplement of the bank line of credit, the adjustment of financial structures, the purchase of projects and the early-stage capital investment of projects. 
B、Direct Leasing
Direct leasing is a trading activity in which a lessor obtains an asset which is selected or recognized by a lessee from a supplier, leases the asset to the lessee and collects rent from the lessee. It is used for purchase of new equipment and package purchase through leasing companies and can obtain a higher loan ratio whiling meeting the installment requirements. 
3、 Advantages and Functions of Leasing Companies
(1) It has a long term of lease. The term of lease is usually 3 to 5 years, can be extended according actual situations and is a way of long and mid-term financing.
(2) It is flexible in application. The financed capital is flexible in application and can be used as working capital and capital for project construction. At present, it is not subject to the Interim Management Methods for Fixed Asset Loans and the Interim Management Methods for Working Capital Loan.
(3) It has a high financing percentage. The financing percentage is relatively higher than the equipment mortgage rate. It can realize financing for equipment at a higher discount rate. 
(4) It optimizes the financial structure of enterprises. It can solve the term mismatch problems, optimize the liquidity index and improve the liability structure of enterprises. 
(5) It has a flexible mode of repayment. The mode of repayment is of mortgage, can pay rent on a monthly and quarterly basis, match the actual cash flow of enterprise operation and relatively lessen the pressure of one-off repayment for enterprises.
